What you should aim for is to get a sale price that is as close to the asking price as possible. If you set an asking price that is too high, you will potentially push buyers away. On the other hand, if your asking price is too low, buyers will be suspicious and think there is something wrong with the property. Plus, there is no way you will ever get more than the asking price, so you will find yourself very disappointed if you have set it too low.
